Regular maintenance of your ColorCote® roof or cladding solution will increase its durability providing prolonged protection from the weather, pollutants, and environmental conditions that assault these products on a daily basis.
That’s reason enough to do maintenance, but in addition, as stated by Fletcher Building’s Pacific Coilcoaters, failure to comply with their recommended maintenance schedule could put your warranty at risk, and no one wants that!

Inspecting Your Roof
- Every 3 months you need to check your guttering and facia.
- If there are leaves, lichen, pollen, or visible minor white corrosion on the bends then wash using a soft bristle brush.
- If the fasteners (screws and washers) are showing signs of corrosion then get in contact with a roofer or us to replace them.
- Every 6 months you need to check the roof & cladding.
- If there are leaves, lichen, pollen, or dirt then wash.
- If the fasteners (screws and washers) are showing signs of corrosion or there is corrosion around any fixtures and fittings then get in contact with a roofer or us to replace them.
Washing your Roof
One good thing is that rain will help wash these pre-painted metal sheets doing a lot of the maintenance for you. However, there may be parts of both your roof or cladding that remain unwashed from rain and its these areas that require washing.
ColorCote® recommend using their ColorCote® Roof Wash, but make sure that any water runoff for the next 2 – 3 weeks doesn’t flow into potable tanks.
You can use a pressure sprayer, although this needs to be at a low pressure i.e. less then a 1000 psi.
A soft nylon brush can be used to remove dirt build up or oxidation.
To remove lichen, mould, and pollen use ColorCote® Roof Wash, as per the directions, not rinsing it off after application. Please note this is long acting solution and may take several weeks before the effects are visible. To reiterate, if your capturing roof runoff in tanks, it’s important to ensure the flow is discounted during this period to avoid contamination. As a substitute for ColorCote® Roof Wash you can use a 2% solution of diluted bleach. This is applied from 5 minutes and then rinsed off.
Doing touch ups and spot painting should not be undertaken and voids your warranty, so get advice from us or Pacific Coilcoaters to ensure any overpainting is done correctly and upholds the warranty.
