It is very difficult to give an exact price for a metal roof replacement, however you will need to consider the following to work out roughly how much it would cost to replace your roof.

1. How many square metres is the roof of your house?

To get the most accurate figure you need to physically measure your roof. The area of your roof is not the same as the floor area of your house, the roof area is usually greater as you will have soffits (which overhang) and usually roofs have a pitch. See below for a very rough guide to roof area:

Medium sized single storey house = 200 – 250 square metres

Large sized single storey house  = 275 – 300 square metres

2. How much will it cost to remove and dispose of your existing roof?

The bigger your roof, the more waste it will produce. If your roof is complex, it will also take longer to remove than a simple roof.

3. What is the cost per metre of the roofing material you would like?

Different profiles have different costs, you’ll need to research some prices per square metre to work out what you can buy for your budget.

4. What design is your roof?

Complex designs will cost more to reroof.

5. How tall is your building?

Edge protection may be required for taller buildings, this can dramatically increase the cost of installation.

6. Where is your house located?

The further the building from the supplier, the more expensive the delivery fee will be.

7. What pitch does your roof have?

A higher pitch is generally associated with a greater cost.

8. Do you have any dormer windows, skylights or chimneys?

Any additional features on your roof will add to the cost as the roofing material will need to be cut/shaped to accommodate them.
